At Property Navigation, we take you through a simple 7-step process that keeps you confident and informed at every stage of your property purchase.

Step 1

Get to know each other and market education.

Understanding that every property buyer’s journey is different, we take the time to get to know you and what you want to achieve through property. During this time, we’ll take you through an educational process where you can ask as many questions as you like. This ensures you start your property journey informed and confident, whether you continue with us or choose to do it alone. If you haven’t got finance pre-approval already, now is the time to organise it. If you don’t have a mortgage broker, we can provide a referral.

Step 2

Develop your property
investment brief.

We take our learnings from our initial discussions to develop your personal investment strategy and buyer's brief. Here we'll discuss what is happening in the wider Australian and local property markets and present you with data sets to support the suburb and property selection we recommend based on your budget, risk tolerance, goals, and brief. In the end, we'll have a clear and actionable plan of what to look for in a property.

Step 3

Research and report
on target areas.

Next, we provide a range of reports specifically aligned to your target areas and property specifications. These reports are based on our extensive research with information obtained and collated from Australia’s leading research sources, economists, and analysts, including ABS Data, Dr Andrew Wilson, SQM Research, CoreLogic (RP Data), Phillip J Anderson, ProfileID, and many others. This data-driven approach quantifies property and location valuations to prevent emotionally driven purchases.

Step 4

Source, inspect,
and shortlist.

We leverage our networks to find suitable off-market, pre-market, on-market, and post-market opportunities that align with your buyer’s brief. We then present you with a range of properties that have been vetted. We will inspect them on your behalf or with you (depending on your locality and preference) and supply a detailed report with photos and videos of each property we have shortlisted.

Step 5

Select, negotiate
and acquire.

Once you decide on a property, we undertake negotiations on your behalf. Our research, experience and recent suburb sales data informs the price range we set, and we then get to work, securing your property for the best price and terms. We manage the entire communication process with sales agents and vendors and keep you informed every step of the way.

Step 6

Sign the contract and
conduct due diligence.

Once the contract is signed, we don't stop there. We will continue to assist you through the conditional and unconditional phases of your contract. We also guide you through the due diligence process, including conveyancing and organising Building and Pest reports. After reviewing and actioning the outcomes from the due diligence phase, we determine if any special conditions require the renegotiation of the contract.

Step 7

Settlement, handover, and project management.

Next, we organise and perform a pre-settlement inspection. This includes liaising on your behalf with the selling agent, conveyancers, Building and Pest Inspectors, and any additional tradespeople that may require project management. Once complete, you will own a new property!

If you plan to lease the property, we can introduce you to property managers to ensure your home is tenanted quickly upon, if not before, settlement. If you plan to renovate to create instant equity post settlement, we can introduce you to contractors and assist in managing the project on your behalf for a seamless post-purchase experience.
