Josephine: Interstate Investor
With a strong desire to invest in the growing Southeast Queensland property market, but a limited knowledge of the areas to invest, New South Wales based investor Josephine started the property-buying search herself. Before long, things got very overwhelming for her. She was recommended to Property Navigation by a friend in the financial sector. The brief was clear. Josephine wanted an established house on a good amount of land that offered strong imminent price growth potential with best possible cash flow. She wanted four bedrooms, two bathrooms and preferred a brick build…her budget was $515,000. This was also Josephine’s first investment property purchase, so a key motivation for this purchase was to ensure that it was a solid foundational investment property that would help her get to the next property faster.
The markets at this time across Australia were experiencing very low levels of stock. However, within 6 weeks our team sourced an off-market opportunity that was offered exclusively to Property Navigation clients. The opportunity was a stunning four-bedroom, two bathroom, two-car garage home on a 600m2 block. Even during the nationwide low-stock environment, our team negotiated $7000 off the Sellers expectation, settling at $493k, which was $22,000 under Josephine’s budget. The property also had quality tenants which still had another 11 months on their lease, taking away any immediate need and expense to find new leaseholders.

The Buyer’s Agent handles essentially everything other than the financing. Obviously you can engage as much or as little as you want in that process but if you want to go a more hands off approach and let them take the wheel, then a BA is pretty much what you’re after.
