Chris: Investor

Chris, a teacher from the Gold Coast had spent eight months looking to buy an investment property. He’d spent his spare time listening to dozens of podcasts, reading around 10-12 books, and doing a deep dive into research with a desire to learn and understand the data that underpins buying quality investment properties. In Chris’s own words:

“The more I looked into it, the more I realized that the scales are tipped so much more heavily in my favour using a good Buyer's Agent, and it just helped me get my ducks in a row for my first investment purchase. A good gross yielding property was really important for us to find. Even with months of research and learning, I didn't think I had the ability or the time to get it all done.

I'm really good with numbers and finances and I had been doing all these exercises like looking up cash flows and setting up buffers, and all this sort of thing before even speaking with a Buyer’s Agent. So, I knew I could handle the finances but I needed someone to help me execute a purchase. It's such a big amount of money and if we were to screw up our first investment property and there's no growth, then there's no second or third property purchase.

I spoke to a few different Buyer’s Agents on phone/video chat including some of the biggest names in the industry, but I wanted to meet face to face. A lot of them weren't keen, they either weren’t keen or were too busy. And the fact of someone giving their time was a big tick for me - if we're going to pay them a shit load of money, the least they could do is come and meet me. So that was a big tick for me. I felt really comfortable with Boyd in the beginning, from our first meeting. I thought, ‘am I going to get swindled by a salesman kind of guy,’ but I didn't feel that way. I felt super confident and happy when I first met with Boyd.

The other thing that I liked about Property Navigation was that they solely focus on South East Queensland and that was the market I wanted to buy into. I felt like they were experts in the area that I wanted to target, that's the area their team focuses on, and I liked that. It means that they’re no jack of all trades, they’re a master of their area and for me that was a positive. And, their middle-tier flat pricing made it seem fair. So, these things got me over the line to engage them.

I formed a good working relationship with Boyd and Luke where I felt like I was talking to a mate. I really liked their approach, that was really helpful for me. I could message and ask all the dumb questions because I'm learning. I was like, ‘tell me if I'm being a dickhead here, what do you think about this?’ And they were so honest saying ‘yeah, you are…. You’ve got to stop thinking like that.’

Boyd is very honest, and he just picked the kind of person I am and knew how to communicate with me and I really respected that because I didn't want to have to formalize something. I just wanted to speak how I felt. He's a good communicator and he understood what I needed. That was the biggest thing that helped me because I feel like I've got knowledge, but there's big gaps in my knowledge and I didn't want to have to look like a smart person to him. I felt like I could say something stupid, and I wanted his feedback because I wasn't worried if he was going to judge me or not. So that was quite nice, it was good and that was big for me. One funny story I have is; I’d had a look at a house and sent it through to Boyd and said, 'what do you think' and he was like 'yeh man, super dumb.’ I laughed and was like, this is the type of feedback I need. I don't want formalized stuff. That's not the kind of person I am. It was good! Everything that I wanted from Property Navigation, I found, and it was awesome.

I've learned so much. The more that I've looked at it, the more I realized how many moving parts there are when purchasing property. To be honest I thought I had a pretty good idea, but the more I looked at it I realised the less I actually know. Turns out I really don't know that much. So, in my head now I feel like a Buyer's Agent is well worth the money.

I've taken my foot off of doing all the research now because I realised that I could do the research, but I'm an emotional buyer and I don't have the relationships with the real estate agents which is the only reason we got our place. We were up against 21 offers in total and beat out 4 offers, 3 that were the same price and 1 more that was $8,000 higher than our offer. The deal was done because of Boyd’s knowledge of contracts, he knew the terms that the seller wanted because he had a relationship and worked closely with the agent. And I mean, that's invaluable. If anything, it's taught me that you can have all this research, but unless you've got relationships and the time (which I don't) I would prefer to use a Buyer’s Agent. With what I've saved compared to what it costs to work with Property Navigation, I think it's well worth the money…I'm very satisfied.

It's just not a fair playing field out there for buyers against Buyer's Agents because that's their bread and butter. The moment I realized that the scales are so heavily tipped in a Buyer's Agents favour I was like…..’how on earth…..if I'd known this before, it's a no brainer.’ I would rather pay someone who does it daily than do it myself, because you're going to get a better property and a better outcome every time.

Another huge plus that I need to mention is the aftercare as well. The ducks were all lined up for me. I've got my depreciation schedule set up. I've got tenants ready to rock and roll already with the real estate agents. Building/pest and pre-settlement inspections were all done for me. On the podcast I was listening to today they were explaining what cuts the difference between a good Buyer's Agent and a shit one – it’s once that sale transacts a Buyer’s Agent has got to start looking for someone else. So, if they're any good, they'll look at the aftercare. They’ll connect you with all these people. I've got all these beautiful introductory emails and there wasn't anything that I had to ask ‘Hey, what's the next step?’ Because it was flowing. My biggest fear was that the house would be there, but I'd have to go through settlement myself and figure it all out. I'm pretty antsy with all that stuff. For example, I email everyone and write, ‘just to make sure I've got it right, this is what's happening’. And I didn't have to do that because it was all spelled out for me. It was great.

I feel like most people in my situation are very wary because there's been a property boom and there's a lot of spruikers out there. We want to know we’re in safe hands. Genuine interactions are what we're looking for because it's a lot of money. Like, 12 grand to dump to someone to buy you a house when you don't really know what you're doing…it's good to be made to feel at ease and I guess that I met Boyd and was super calmed and feeling confident after that. It’s a big wowing point, and it's a good thing to work with and get face to face with people that are keen to see you do well.

We're stoked. We're really happy. Next time if we are going to buy in SEQ we will definitely be coming back to Property Navigation. I’m also very happy to take a call from anyone that wants to have a chat about using their service, that’s the least I can do after this experience!”
