James: Second-time Investor
James was a second-time property investor who bought his first investment property himself, 8 years prior…and achieved a great result from it!
But it took a toll.
“From the moment I started researching to actually signing the contract, it took a minimum of two years. Every weekend I’d be out looking, comparing, and analysing. I had a few deals fall through along the way too. It was exhausting, and an intense process that ate up so much of my time.”
“And now, I just don’t have that kind of time anymore. Life is busier.”
James knew he could benefit from the help of an experienced Buyer’s Agent for the purchase of his second investment property.
“I found Property Navigation through a Google search and did a pretty thorough cross-reference against them and all the others" he said. The hesitation was real; after all, hiring a buyer’s agent is a significant financial decision. "I think it comes down to the idea of ‘False Economy’ …. I’ve done this before, so why would I pay someone to do this when I can do it myself?" James told us.
“I was originally looking to overlap lifestyle goals with investment goals, so I was searching for Buyer’s Agents and Advocates in my local area of Greater Brisbane.”
“I came in thinking I’d buy an apartment in Brisbane that I could both live in and use for investment. My initial thought was to go local and overlap those two ideas, but thankfully Boyd helped me reframe my perspective, and that was very useful.”
“Boyd heard me out and said, ‘We can absolutely do that, but you should consider these other options, which may serve your goals better.’”
“And that was just in my free Discovery Call” James recalled.
“I can’t tell you how glad I am that I listened.”
“The most valuable part was that I was told what I needed to hear, not just what I wanted to hear.”
“Instead of ending up with a small, high-priced apartment in the city, we found a high-quality, semi-regional 4-bed 2-bath property on a big 800m2+ block that is much better suited to my long-term investment objectives.”
“I could not be happier with the place that was found for me,” James said.
James’ brief targeted areas with the strongest imminent price growth and the best improving cash flows. This strategy was selected to allow James to generate the amount of equity he needed to recycle into his next investment property within the following 12-18 months.
THE RESULT: A very well-timed property purchase…. prices in that area have since surged. At the date of writing this story (8th Nov 2024) marks 4 months to the day of James’ property being placed under offer. Referencing directly comparable recent sales, a VERY modest revaluation shows that James’ property has increased $12,500 per month, or $50k in four months. But probably more…. much more (we are providing the lowest revaluation amount possible).
So, what ultimately made James choose Property Navigation?
“Knowing upfront costs made a big difference. Some buyer’s agents work on a percentage of the sale, but Property Navigation have a flat fee.”
James also valued Property Navigation’s approach. “The whole team were open to engagement rather than being some mysterious corporate front,” he said. “There was always a message to let me know what was happening, and I never felt left hanging.”
In the end, James has one piece of advice for those hesitating to work with a buyer’s agent: “It’s like hiring a mortgage broker; they’re specialists in this field. You get the expertise you need, and it saves you a ton of time and effort. And they bring you value in ways you may not expect. I’m stoked with my decision.”
