Josh and Maggie: First Home Buyers

Josh and Maggie came to us after their mortgage broker referred them to Property Navigation. Buying in a transitionary market where some areas were going up, and others were going down, they decided to engage a Buyer’s Agent to avoid making a bad investment.

Initially, Josh and Maggie were looking to purchase a townhouse. However, after our strategy session, they quickly realised they could get a lovely home on land if they moved ten minutes away from where they originally wanted to buy. Understanding that this would give them a more significant value increase over the long term, they set their sights on buying a house.

As it was their first home, Josh and Maggie still wanted to be involved in the property search but didn’t want to do their due diligence alone. After locating a property of interest, they sent it through to us for evaluation, and it ended up being one we had already identified and shortlisted for inspection.

Located in Ferny Hills, the 642m2 property had three bedrooms, one bathroom and three car spaces, which met the brief. It also came with one big benefit – it was legal height underneath. This allows Josh and Maggie to build in the downstairs area and easily create another one to two bedrooms, a kitchen and bathroom. This huge value-add potential could easily have the property sitting close to, if not over, $1m. This is $200,000 over the purchase price.

After seeing the potential, Josh and Maggie decided this was the property they wanted. We secured it for at-market value and also negotiated a reduction in the sales price after the building and pest report. This was a great outcome as we were still buying in a ‘hot’ market with inflated property prices.
