Logan and Jess: First-time investors
Logan and Jess, both 22, were determined to make their first property investment a strategic and profitable one. They were driven by a vision to build a significant property portfolio, starting with their first purchase. They understood the gravity of this initial step and were eager to ensure it set a solid foundation for their future investments.
“We engaged a buyer’s agent because we wanted our first property to be on the money after hearing stories of how the first one can impact future growth opportunities and things like that. So, we wanted to really nail the first one so we could leapfrog from it whilst we were young.”
Logan and Jess’s first experience with a buyer’s agent, however, was disappointing. As Logan explained in his own words:
“On the advice of our mortgage broker at the time, we actually engaged a different buyer’s agent, and we were not happy with it. Obviously, the money went down the drain. Both Jess and I came to the decision this doesn’t feel right, it all feels wrong. We actually put an offer on a property that fell over on the Building and Pest report and thankfully so, because we were being told to run from it. After that I remember calling Boyd and having another chat with him as we’d spoken before, but my mortgage broker at the time talked us into using the buyer’s agent they referred. Boyd is very open and highly engaging – every conversation you have with him is extremely valuable and knowledgeable so off the bat without even engaging we learnt a thousand things and just knew he was always there for a chat and to guide us in the right direction. The open nature of how he spoke to us and supported us was our deciding factor to pull the pin on the buyer’s agent we had firstly engaged, and to work with Property Navigation.
We ended up giving that mortgage broker the boot too, they were absolutely hopeless just like the buyer’s agent they referred us to. Even I could pickup it just wasn’t right and I’m not even in finance. Luckily again, and thankfully, Property Navigation had connections and referred us to a mortgage broker who worked with us closely, they were exceptionally good and even got us a higher preapproval amount. It’s all lessons learned. Now we have a really good mortgage broker to take forward on the journey as well.”
With Boyd’s help, Logan and Jess defined a clear brief for their property search. "Being young, we wanted to secure our first property, one that would provide really good capital growth and allow us to leapfrog into a position to build a property portfolio," Logan detailed. They also wanted a property that offered the potential for additional income by adding a granny flat, aligning with Boyd's advice on a future dual income strategy for long-term benefits. “It was focussing on capital growth in the long term to enable us to secure that property portfolio. But also, that we could get cash-flow uplift by adding a granny flat.”
Making the decision to work with Property Navigation transformed their buying experience. "Compared to the first mob (that we ended up sacking), everything was so much better, especially the processes," Logan said.
“The whole onboarding system was excellent in terms of the brief and going through it with us to determine suburbs and explain the plan of attack. The data that was provided in terms of projected growth was really valuable too. The guys are only a call away and it’s such a positive thing, they are happy to spend that time with you whenever you need it. As a first homebuyer going through the system, you are kind of hoping for the answers to come through, and Boyd was excellent with all those sorts of things.”
As soon as we engaged Property Navigation, we knew there was going to be action and that we were actually going to get a result instead of fluffing around wondering should we do it/should we not do it. Once you make that commitment, you know you are in good hands of actioning search, coming up with a brief and actioning that brief. If you don’t have someone engaged, you have worries and doubts if you are doing the right thing…. It reduces the errors of the unknown. Also, the expertise and data that Property Navigation use, and the inside knowledge they have is unmatched because at the end of the day that’s what they look at day in and day out. Securing properties that fit the requirements of a brief…. It’s their bread and butter.”
Logan and Jess learned valuable lessons from their initial setbacks and are now progressing with a knowledgeable and supportive team who not only met but exceeded their expectations. With their first property secured and a strategic plan in place, they are well on their way to building the future they envisioned. In fact, they have already started by clearing 30 tonnes of green waste from their property in readiness for the addition of a Granny Flat.
