Paul and Irit, Investors from Victoria were stepping into unfamiliar territory when they decided to buy property in Queensland. "We didn’t know anything at all, not where to buy or even where to start looking within our budget," Paul explained.
Being their first time buying property in Queensland, Paul’s financial advisor suggested they have a conversation with a buyer’s agent that specialises in South-eat Queensland to get an understanding on the lay-of-the land and to guide them through the local market. ‘The guys that referred us to Property Navigation are very cautious. We did also have a look at some other buyer’s agents and had people we knew telling us to check out these guys and those guys. We looked at it all and the only way I can describe it is that sometimes you get a good feeling …. based on their website Property Navigation hit all the criteria we were looking for in terms of an investment home and just in their approach, it seemed personal. All their writing on the website made it more personal. So, it was definitely a referral and definitely as I say, the really personal approach which is what we liked.
Initially, Paul and Irit were drawn to purchasing a unit in Broadbeach. ‘When we started, we had an idea that we wanted to buy a unit in Broadbeach. After meeting with Boyd and providing our investment criteria he said no no….based on all of your requirements buying a unit isn’t going to cut the mustard. So absolutely what we thought we wanted was completely wrong and we would have had absolutely no idea we were heading down the wrong path, so it was absolutely fantastic to be put on the right path to start with.
We were looking for something that could produce income that had the potential for dual occupancy to provide more income, and something that could give us growth over the short term….so we wanted more income than growth and it had to deliver on that investment brief. And, as soon as Boyd heard that he stuck to that straight away and guided us in the right direction and that’s why we moved away from buying something in Broadbeach to where we actually did buy. For us, we bought a big property with good occupancy and Boyd was excellent at matching the property to our brief.’
Paul and Irit’s property was purchased pre-market, days before going online. They purchased a beautiful 4bed/2bath/3car low set brick home on a flat 935m2 block with driveable dual side access. This layered strategy approach allowed our team to secure an asset in a high growth location and overlay it with a high-income cash flow strategy as required for their brief.
During the process, the aspects Paul and Irit valued the most were honesty and communication. ‘I think for me it was the honesty. These guys are not motivated by the money, they are motivated by helping people. That’s the first thing. I also think they’re very fair in terms of explaining their fee and why they charge their fee, and I really do think it’s worth it because that’s a big hurdle. There was also really good communication…. I like people that work collaboratively, and they worked in partnership with us. And I think for me also, it was the expertise quite frankly. And not just the expertise in what Property Navigation do, but also the expertise in who they use and refer. Whether it was the solicitor that was recommended (who was brilliant), the inspection reports…. Those Building and Pest guys were excellent. Everyone used and referred is absolutely professional at what they do, and it just makes everything so much easier. We liked everything.’
The property Paul and Orit purchased aligned perfectly with their brief. As Paul said: ‘The buyer’s agent really takes all the hard decisions from you. They make all the decisions, and they guide you in terms of what areas you should and shouldn’t be looking at based on the requirements of what you need to get out of the investment property. They really do all the hard work for you and work with you to make sure you get the right property.’
