Talon and Joy: Investors
Experienced property investor Talon and his wife Joy were in search of another property to expand their portfolio. Wanting to streamline the process and gain deeper insights into the best regions to invest with their $450k - $500k budget, the couple decided to seek the assistance of a buyer's agent. ‘I know a fair bit as I’ve been property investing for a few years now, but I was in the position to engage someone that could do a lot of the legwork for me and who has a lot more insight’ Talon said.
Talon found two Buyer’s Agents in the South East Queensland area that he was interested to work with and had meetings with each of them before deciding to engage Property Navigation. Talon said the decision was pretty much made for them “after talking with Boyd we knew the guys at Property Navigation knew their stuff. He was a lot more engaging in the sense that he asked a lot more questions up front and took that bit of extra time to actually get to know what I was looking for and why. The other guy focussed on ‘this is how much it costs’, which was the same amount as it turned out, and ‘here’s what we do’, but that was literally it. He didn’t have any follow up questions or anything like that. Talking to Boyd and just the engagement alone was what made us want to work with Property Navigation, he showed he was interested in working with us instead of just collecting our cash.”
The brief was clear, the couple had a $450k - $500k budget and required strong imminent price growth with the best cash flow potential. They wanted a house in South East Queensland, on a minimum 600m2 block to buy and hold for the long term. Due to the lower budget, Toowoomba and Ipswich regions were selected, and eight particular suburbs in these regions were chosen.
While Talon had prior experience in purchasing his own investment properties, he let Boyd know early on in the process that his wife, Joy, was specifically interested in learning more about property investment and buying herself. “I’d said to Boyd that my wife was wanting to get more into understanding property investment, and he went out of his way to make sure she was comfortable at every stage of the process”. Talon joked “He probably gave her a bit too much information, but yeh, the fact he was crossing the T’s and dotting the I’s with her was awesome. With me, I’ve got a bit more experience, so he would explain in a bit more detail of how he found the areas and shortlisted properties which is really good info too.”
Within one month, the Property Navigation team presented an exclusive off-market opportunity to Talon and Joy in Toowoomba, that was $20k under their minimum budget. The property was being sold as a three-bedroom, one-bathroom house on a 600m2 block in their target suburb of Harristown. This property was only offered to Property Navigation, and was sourced from one of the teams many real estate contacts in the region.
The best part of this deal – upon closer inspection there were two very large auxiliary dwellings/rooms at the rear of the property that were not listed as ‘bedrooms’ in the sale. Once under contract, Property Navigation engaged their town planner and building certifier colleagues, who uncovered that the original plans showed these two rooms were actually habitable areas. Therefore, these rooms could simply be changed to bedroom four and five without any further approvals or certifications. Almost overnight, this purchase went from a three-bedroom to a five-bedroom property which added instant equity.
As Talon said “to say that Property Navigation made the experience smoother is an understatement. I didn’t have a conveyancer or a building and pest inspector, so all those contacts were super helpful and made the whole process much easier rather than having to do all that legwork myself. We used Property Navigation’s town planner to get the green light to turn those two auxiliary rooms into extra bedrooms and now that’s done we can get it revalued as a 5-bedroom house, and then we can use that equity to add an extra bathroom. We would never have been able to do this on our own.”
