What does a Buyer's Advocate do?

A Buyers Advocate, also known as a Buyer’s Agent, is a licensed professional who represents the buyer/purchaser in a real estate transaction. We specialise in sourcing,  evaluating, shortlisting and negotiating the purchase of a property on your behalf.

How much does it cost?

At Property Navigation we provide two major buyer's advocate services. Which one you choose is determined by your needs. Each service is priced differently, however, we charge a flat fee, so we don’t get paid extra to push you towards a property you cannot afford. The key with a Buyer's Advocate is that the savings we provide you far exceed our fee. For the exact figures of each service see below.

Our buyer's advocate services

We do the research so you can make the right purchase.  

The Property Report service is for buyers who want to understand more about a property that they wish to potentially buy, notably its key features & market value. The more that can be uncovered about a property and the area in which it is located means that a potential buyer can make an informed decision. Having a property report supplied by a BA can lead to a reduction in sale price and will contribute to the final purchase decisions.   

 

What is in a property report?  

This report will include information such as demographics, flood searches, walk score, vacancy rates, school catchments, reasons for sale, CMA (explained below), property description (Style, zoning, aspect and visual condition), value add opportunities, median sale prices & condition of neighbouring properties.  

A full detailed comparable market analysis will be provided to summarise the current market, its growth drivers and recent comparative sales which helps form the price guide. We will compare individual features and how they stack up against other “like” properties.  

You will be given a price guide for this property based on these comparable sales along with a predicted growth forecast for 1 property. 

 

What does the property report cost?  

The complete Property Report service will cost $750 in it you will receive:  

  • Report on the condition and locality & features of the property.  
  • A Comparative Market Analysis which highlights comparable properties that have sold and are for sale  
  • A due diligence report which includes the items listed in the paragraphs above.  
  • Rental Appraisal (for investors)  
  • Flood map, DBYD & Public housing % on street  
  • Information on the listing agent  
  • Introduction to our team of professionals to you further assist you - B&P Inspection, Conveyancer, Town planner & Property Managers 

A complete Negotiation service to help you get the best deal.  

After the Property has already been sourced, we can help you analyse, negotiate and complete the sales transaction – This is for a buyer who wants to negotiate from a place of power with sales history & professional advice on the many aspects of the property.  

 

What is included?  

This service will include a 45min sit-down meeting to discuss all aspects of the sale. We will discuss your budget and ways we can look at reducing the sale price through techniques used by Buyers Agents.  

A report will be supplied which includes information such as demographics, flood searches, walk score, vacancy rates, school catchments, reasons for sale, CMA, property description (Style, zoning, aspect and visual condition), value add opportunities, median sale prices & condition of neighbouring properties. 

 

What does the negotiation service cost?  

The Negotiation Service costs $1,000. With it you will receive: 

  • Negotiation service – We will handle price negotiations based on all the below research to get you the best price available. We must conduct this research to better understand the asking price and the strategy we will employ; you will be provided with all this information so you may self-educate and follow the process.  
  • 45min consult to discuss the brief in our approach to negotiation.  
  • Report on the condition and locality & features of the property.
