Josh: First-time Investor

Josh didn’t come to Property Navigation because he wanted someone to “unlock secret suburbs.”

He came because he was buying his first ever investment property — and he knew exactly what could go wrong.

“I asked Google what the best way to purchase a first property is.”

He went deep — Reddit threads, forums, the whole lot… and found that people are quite split online about whether a buyer’s agent is worth it.

“It was basically: if you can find a good one, they’re worth their weight in gold… if you find a bad one, it’s the worst decision of your life.”

So Josh did what a lot of smart investors do: he looked for proof before he spoke to anyone.

“I went down a YouTube rabbit hole… and I found Property Navigation’s videos.”

He watched other buyer’s agent channels too — but the difference was obvious.

“Others were very over-the-top salesy… kind of more of a sales funnel than it was actually useful information.”

“Their channel was really well-presented with very useful information… the education was great. I thought, if they’re giving me this information here, I can only imagine they have this and more in their actual buyer’s agency… and they’re not trying to sell me something.”

For Josh, the real issue wasn’t whether he could buy a property — it was that the only market he truly understood was Sydney… and Sydney wasn’t going to work.

“I live in Sydney… but couldn’t afford to buy a house in Sydney. I needed to go out of my area. I know this city very well. But I have no idea about the rest of the country.”

And he wasn’t interested in guessing his way through the biggest financial decision of his life, guided by loud opinions online.

“The threads, the online forums… they are just crazy… It’s basically full of people who are trying to buy property yelling at each other, contradicting each other… nothing makes sense.”

Josh’s perspective was blunt — and accurate. So he did what high-performing people do in every other domain: he paid for expertise.

“I’d rather pay the money and have someone who already knows… already has the systems and statistical models in place… because it’s the most important investment of my life.”

His brief was simple. He wanted a house with strong long-term capital growth potential, but on a budget.

“We were looking at $400,000 to $480,000… beyond that, I said, I don’t care where it is. I trust your judgement on whatever you think the most profitable opportunity is.”

For Josh, the value wasn’t just the outcome — it was the coaching and clarity along the way.

“The weekly calls were great because I just had more and more questions… there’s so many parts that come up that I didn’t even foresee. The guys are very open. They wanted to teach me things. I never felt afraid to ask any dumb questions. To be able to ask directly, it’s just so much faster and easier.”

Josh secured a house in Regional Victoria on a 700m² block — purchased off-market for $460,000 before any other interested party even had the opportunity to view it. A property he never would have confidently found, analysed, and acted on from Sydney.

“Even on this first property, I’m almost breaking even already.”

And that’s exactly the point.

The goal wasn’t just “buy a property.” The goal was to buy the right first property, in the right market — with a process strong enough that Josh can confidently go again when the numbers stack up… which, for him, isn’t too far away.
